The Red Mill Neighborhood

Red Mill is a very sought-after area in Virginia Beach! It has a very Virginia Beach feel to it. On the East end is the Lagomar neighborhood and the Back Bay Wildlife Refuge. North is Dam Neck Estates, Pine Meadows and Dam Neck Road. On the West is the Strawbridge neighborhood, Mathews Green and Strawbridge Marketplace. South is Heritage Park and Hell’s Point Golf Club. Access to Interstate 264 is way up North via General Booth Blvd to Oceana Blvd or straight up London Bridge Rd. The Virginia Beach Oceanfront is minutes away, up General Booth Blvd! The Pungo neighborhood is close, and Sandbridge is a tourist beach not far away. You’re in luck if you like parks! All of Virginia Beach is park heavy! Including the area around Red Mill. Red Mill Farms Park is a huge park with 2 baseball diamonds on Sandbridge Rd. Nimmo Church is a beautiful old church that serves as a landmark for the locals. The Nimmo Meeting House for the church was built in 1791 which later became the sanctuary. The Strawbridge Neighborhood Park and the Ocean Lakes East Neighborhood Park both have great playgrounds for children to play! Ocean Lakes North Park is essentially a field. Culver Park has a nice playground and tennis courts!

Willoughby By The Water

Willoughby is a extremely cool neighborhood! It’s West of Ocean View, South of the Chesapeake Bay,  East of the Hampton Roads Bay Bridge Tunnel and more Chesapeake Bay, and North of Willoughby Bay and Naval Station Norfolk. Those are some basics. Willoughby is a very striking land feature because it’s a spit! It is a mass of land that juts out over the water and is surrounded on three sides by Chesapeake Bay. Beaches surround this area. If you want your own beach, this is one of the ways you can get it in Coastal Virginia.  Shifting sans are continually adding land to the spit in a westward direction. Norfolk created breakwaters and sand replenishment to prevent erosion of the North side beaches. Interstate access is as simple as driving out of the neighborhood. Interstate 64 runs right through Willoughby.

The main attraction of Willoughby is obviously the beaches and the water. While you definitely have plenty of that to enjoy, you have several public parks you can enjoy! There’s Captains Quarters Nature Center and Park, Sarah Constant Beach Park, the interestingly named Monkey Bottom Park, Community Beach Park and Ocean View Golf Course!

Willoughby Inn Seafood Restaurant is near the tip of the spit and has been there for many years. Most of the locals like it. South of the Interstate is Sunset Grill. This one is highly rated and specializes in seafood. The Ocean View Fishing Pier has it’s own restaurant, and as you can imagine, fishing. Greenies is a legendary Willoughby favorite. And the Thirsty Camel has been around for a long time. There are not too many businesses to ruin the quiet Willoughby feeling. But no neighborhood is complete without 2 7-Elevens. A lot of your shopping will be done further south in Ocean View.

If you have a boat, you’re in luck! there are a bunch of boat slips to the south protected from the bay weather. If you need information for the boat slips, contact me and I will put you in touch with the management.

Ocean View Avenue, Norfolk

Ocean View Beach Park is great every day and often they have festivals there with bands and entertainment. The backdrop is for events here is the beautiful Atlantic Ocean!

Schools for Willoughby are ocean View Elementary, Northside Middle School and Granby High School!

Just a heads up for you. Don’t call the area Ocean View in front of any of the home-owners here. They will be offended.

Here are the stats for the neighborhood at the time of this article. The median home for sale in the Willoughby area is $236,800. Like a lot of Norfolk, the prices are varied. The bottom end comes in at $49,000 and the high end is $1,599.000. Average days to sell the home were 77, so not bad at all. the oldest house for sale was built in 1910 and the newest was this year! Equity is the part of your property that you actually own. If you own property that’s worth $250,000, and you have a mortgage with a remaining loan balance of $100,000, your equity in the property is $150,000. Repeat home buyers usually rely to some extent on the equity in their current home to help buy their next home. The more equity you have, the larger the possible down payment for the trade- up home.

Home equity also equals security, especially at the beginning of a mortgage loan, so little of your payment goes to principal that equity builds slowly.

Naturally, building home equity comes at a price, usually in the form of larger payments. If building home equity means incurring debt to make ends meet, then you’ve defeated the purpose of building equity in the first place.

One way is to make additional principal payments. Additional principal payments make sense when you save more on your mortgage interest expense on an after-tax basis than you would earn on your investments on an after-tax basis.

If you are able to deduct your mortgage interest from your income taxes and your marginal federal income tax rate is 27 percent or higher, then your after-tax cost of mortgage debt is between 3 and 4 percent. For instance, if you earn 4 percent pretax on a five-year CD, and you’re in the 27-percent bracket for federal income taxes, the after-tax return is less than 3 percent.

Before you start making additional principal payments, use one of the many amortization calculators you can find on the internet to do the math – how much interest you would save if you made additional principal payments and how much it would shorten your loan and increase your home equity.

The other way to build home equity faster is to refinance. Recently, the reason most people have refinanced is to lock in a lower interest rate and/or lower their monthly payment. But you can also refinance to shorten the term of your mortgage, which builds equity.

If you had a $200,000 30-year ARM at 8.13 percent and replaced it with a 15-year fixed rate loan at 6.75 percent, your monthly payment would go from $1485.69 to $1769.82.

Most sellers use part of their equity to pay selling costs, such as brokerage commissions and transfer taxes. Also, if you are delinquent on your property taxes, or have other liens secured against the property, such as an IRS tax lien, these would have to be paid at closing.
