The Ghent Neighborhood

Ghent is a fantastic area! There is always something happening here! On the South end,the Hague is a picturesque body of water with an arching land mass with high end homes lining the shore. The Hague also provides an unobstructed, beautiful view of the Chrysler Museum. Monticello Ave runs the length of the eastern side. The North end of the neighborhood has some interesting boundaries.  23rd street is listed on Google as the last street included in Ghent. There’s Jeff Robertson Park, Weyanoke Bird and Wildlife Sanctuary, Lambert’s Creek and the Mallory Country Club. Access to Interstate 264 is going to be straight down Brambleton Ave. Locals will know to turn right onto Waterside Drive which also heads right out to I264. Trying to head North to Interstate 64 or 564? Your best option is to head up Granby to one of the many entrances. Trying to get to Naval Station Norfolk? Head right on up Hampton Boulevard.

The Weyanoke Bird and Wildlife Sanctuary was established in 1979 when Audubon members noticed a Purple Gallinule on the land. This was such a super rare visitor to our area, the Norfolk and Southern Railroad gave the land to the Cape Henry Audubon Society. Many birds frequent the park because it’s neighbor, Lamberts Creek is a wonderful place for them to feed. Ghent is park-rich with Jeff Robertson Park, Westover Memorial Park, Graydon Park, Redgate Playground, Yellow Fever Park, Greenway Court Park, Medical Center Park, EVMS Greenspace,  Raleigh Avenue Playground, Riverside Park, Beechwood Park, Botetourt Gardens, Ghent Dog Park, Van Wyck Mews, and Olney Road Park. The residence of Ghent are serious about their parks!

All of the coolest, hippest businesses are in the area. There’s several Starbucks of course. If you like independent coffeehouses, Fairgrounds coffee is on Colley Ave. Shopping is eclectic. Enjoy large grocery stores, Harris Teeter, Farm Fresh and Fresh Market.  Colley avenue has the Naro Cinema. They play a mix of independent films and oldies. The Ghent neighborhood has plenty to offer in the way of restaurants! There’s Chipotles, YNot, No Frill Bar & Grill, Noodles and Company, Kelly’s Tavern, IHOP, The Skinny Dip, Luna Maya, Papa John’s, Subway, 7-Eleven, Chanellos. Don’t forget about The Taphouse, Red Dog Saloon, Colley Cantina, Peck and Pour, Norfolk Coffee and Tea Company and Doumars! Doumars is a local landmark that has been around since 1904 known for its barbecue and ice cream cones!

The schools for the area are W.H. Taylor Elementary SchoolBlair Middle School, and Maury High School. Old Dominion University is quite close by. That opens up a bunch more opportunities for food and nightlife. Ghent is a very popular neighborhood with alumni and professors!

Home Staging

Living room with couch, pillows, lamp, chairs, ceiling lights, tile flooring, sheet rock, painting

“Home Staging” is more than just preparing to sell your home by making it look the best it can. It’s really the art of first impressions. As a home seller, you may want to consider hiring a professional home stager to assist you. They work with the “flow” of a home, eliminate clutter, arrange furniture, and even assist in enhancing curb appeal. Or, if you’re more the do-it-yourself type, below are some tips on what you can do to improve your home’s “first impression.”

Start at the curb

Curb appeal is the first step to selling your home. No one wants to buy a previous owner’s dirty house. Power-wash the siding and wash windows until they shine. Trees, shrubs, and flowers should be neat and tidy, the garden weeded and the lawn mowed and edged. Once you’ve removed everything that isn’t necessary, add touches such as large, lush flower pots or hanging planters to welcome visitors.

Move inside

Once you’ve created a promising exterior, you need to focus on the interior. The key to staging is to make it meaningful, set the tone and suggest countless possibilities. That means you need to remove everything that could distract the buyer’s attention. Keep only what you must to remain functional. If you don’t use something every day, pack it for the move. This is also very important. You want to remove anything personal such as family pictures and mementos.

Like the exterior, the inside needs to be neat and clean. Once the house is clean, stage your home with minimal furnishings. Arrange furniture to enhance the strengths of the room and facilitate traffic flow. If your furniture shows signs of age, consider borrowing pieces. If you need inspiration, visit some model homes to see how decorators have put rooms together. It’s not necessary for individual rooms to be used for their original purpose as long as the functions they represent are logical and show the space off well.

In home staging simplicity and comfort is your ultimate goal!

Money Saving Tips On Your Homeowner’s Insurance

The front of a house

When shopping for home insurance, there’s much more to consider than how much your coverage will cost. Your agent or insurance company will determine how much it would cost to replace your home and many of the items inside. Most standard policies will provide coverage for damage to your home (and many belongings) caused by theft, fire and lightning, smoke, frozen pipes, ice and snow.

The price you pay for insurance can vary by hundreds of dollars, depending on the insurance company you buy your policy from. Here are some things to consider when buying homeowners insurance:

Shop Around

Ask your friends, contact your state insurance department, check consumer guides, and contact insurance agents, companies and online insurance quote services. This will give you an idea of price ranges and tell you which companies have the lowest prices. But don’t consider price alone. The insurer you select should offer a fair price and deliver the quality service you would expect if you needed assistance in filing a claim. When you’ve narrowed the field to three insurers, get price quotes.

Raise Your Deductible

Deductibles are the amount of money you have to pay toward a loss before your insurance company starts to pay a claim, according to the terms of your policy. The higher your deductible, the more money you can save on your premiums.

Don’t confuse what you paid for your house with rebuilding costs

The land under your house isn’t at risk from theft, windstorm, fire and the other perils covered in your homeowners policy, so don’t include its value in deciding how much homeowners insurance to buy. If you do, you will pay a higher premium than you should.
