Tim Churchwell received his BSBA in finance from East Carolina University and his CRPS from the College of Financial Planning.  He later earned his CCIM (Certified Commercial Investment Member), arguably the highest designation in real estate and has sat on the Executive Board for the Mid Atlantic chapter of CCIM.  He is the founder and managing director of the Commercial and Special Markets Alliance.  He has taught and consulted nationally on commercial real estate and guest lectured at Regent Law on commercial real estate.  During his career, he has earned numerous local and international awards.

Prior to entering real estate, Tim was a licensed New York Stock Exchange branch manager and was the founder and the managing director of The Cornerstone Advisory Group, a holistic financial planning division for a New York Stock Exchange firm.

Spotlight On The Larchmont Neighborhood In Norfolk!

Larchmont is a extra beautiful neighborhood which is very ODU-centric. The neighborhood starts on the North side of Old Dominion University and continues North between the Lafayette River and Hampton Blvd. The north end is capped by a body of water called Edgewater Haven which flows into the Lafayette River. Your fastest access to the interstate will be up Hampton Blvd to Terminal Blvd (turn right) which will take you to Interstate 564. About a city block away is Interstate 64 which leads North to Hampton or South to Chesapeake. If you are looking for a nice place to pull your boat up to, you are in luck! There are plenty of homes here on navigable water with a dock!

Bluestone Playground is on the South end. It’s a nice playground right next to Foreman Field. There’s plenty of room for running.

Slightly North of there is the imaginatively named Brick Field. It is a field surrounded by brick. There’s not much more there and it’s good for Frisbee throwing and similar activities. Further North is Virginia Park. It is wooded and has a bench and tended grass. Far to the North is Myrtle Park. Myrtle park has a nice small track to walk around. The track has a nice bridge over the South end of Edgewater Haven. So it has an excellent, relaxing beautiful view!

You’re in luck for dining! D’Egg is a treat! They serve excellent breakfast dishes from morning time to early afternoon. Hair of the Dog Eatery is a very highly rated hotspot. ODU, of course, attracts a bunch of businesses that you will be quite close to. There is Subway, Miller’s Neighborhood Market, which sells gas too, Gray’s Pharmacy, Del Vecchios Pizza, No. 7 Chinese Fast Food, Taco Bell, Dunkin’, and CVS. There are so many good options for eating and imbibing in the area. It’s a foodie’s dream!

Be sure to check out Westside Produce and Provisions on Colley Ave. There are usually several food establishments on Colley that tend to change hands over time, so look to see what is there. And as usual, there are at least 3 or 4 7-Elevens nearby.

Yes – You Must Disclose

When the time comes to sell your home, you will be asked to fill out a disclosure statement that will list “material facts” about problems you are aware of regarding the condition and history of your home. Both federal and state laws govern what must be disclosed during a property sale and as the homeowner you must be the person to complete these disclosure forms. By law your real estate agent cannot complete these forms for you.

Sometimes, homeowners are told varying policies regarding disclosures. The general rule of thumb is that you must disclose anything that would:

• Lower the perceived value of the property
• Affect the buyer’s decision to purchase
• Change the price and/or terms the buyer offers

Common disclosures include information about any natural hazards, fire hazards, pollution problems or zoning changes that affect you property. If you feel like you don’t properly understand the disclosure requirements, you should consult a real estate attorney who knows the local disclosure laws.

As you fill out these forms just remember, you should strive to answer all of the questions to the best of your ability. Don’t sweat the small stuff, but make sure you disclose everything that you’d want disclosed to you if you were the buyer. If you don’t know the answer to a question (such as exact age of the roof if you’re not the original owner or the like), answer “Do Not Know.” But not having precise facts about defects you know exist does not permit you to answer “Do Not Know” to every question. This will always raise a red flag.

Lead Paint Disclosure – A Federal Law

You may think that lead paint is only a problem for folks buying cheap goods imported from China, or for people living in ancient, dilapidated housing. Not so. As recently as 1977, lead paint was used in homes across the United States.

In order to protect Americans from lead poisoning in the paint, dust and soil in their homes, Congress passed the Residential Lead-Based Paint Hazard Reduction Act of 1992, also known as Title X. If your home was built before 1978, you are required to disclose if you know of any lead-based paint hazards on your property. You must also provide a 10-day period, if not waived by the homebuyer, to conduct a paint inspection or risk assessment for lead-based paint hazards.

The home sale contract between you and your buyer will include an attachment regarding the lead-based paint hazards if any exist, and the buyers will be provided with the appropriate EPA-approved information pamphlets on lead-based paint hazards.

If you’re in the market for a new home, you’re probably in the market for a new mortgage. Here are 3 critical shopping tips for anyone looking for a new loan.

  • Know the Terms
    All the terms of a loan matter. Unfortunately, shopping for a mortgage is not as simple as finding out how much a lender will let you borrow and at what interest rate. You’ll want to get a complete breakdown of what any offer your receive means to you on a monthly basis as well as how much money you’ll be spending over the life of the loan.
  • Not all Mortgages are the same
    There are several mortgage types available to residential home buyers. Most people will shop for a traditional fixed rate mortgage, but other options are available including adjustable rate loans (ARMs), Federal Housing Administration loans (FHAs), and Veteran’s Administration loans. You’ll want to be sure to understand what kind of loan a lender is offering you.
  • Fees, Fees, Fees
    Most loans have fees associated with them in additional to the principal amount borrowed to buy the home. You can sometimes borrow the money need to cover these fees, but that will obviously increase the overall amount of debt you undertake. Some fees are paid up front, and others are not due until closing.
